This 48.5 +/- acre tract is located southwest of Hartford Arkansas towards the base of the beautiful Poteau Mountain Range. The National Forest is just 1.5 miles down the paved road. The property itself is also located on a paved road. Water and electricity are on the property. A septic system would need to be installed if your desire is to build your dream home. Please remember that you can apply for a septic permit exemption from the state if you own over 10 acres in Arkansas. There is a large pond on the property as well as two older barns. The land appears to be fenced but neither the auctioneer nor landowner has walked the entire fence line to verify. It also appears to be about 11 to 12 acres that are cleared around the barn and pond area if you're looking for farm acreage. The remaining acres could be cleared to increase the open ground. There are several areas that are open inside the remaining tract that would make great wildlife food plots or to be increased for farming activities. The property terrain is mostly flat with slight rolling hills. The east side of the property has a wet area or possible wetland of around 3.5 acres. The amount of wildlife present on the day of our inspection of the property was impressive. We found lots of signs from Wild Turkeys and Whitetail Deer.
