Improvements

The uninhabited homestead is to be sold in as-is/where-is condition, complete with power, well, and septic at the location. Several RV hookups with 200-Amp power and septic are strategically positioned above the concrete boat ramp on the lake. The proximity of electricity to the lake facilitates the maintenance of ice-off during winter months using ice-eaters or aerators not included. The property is thoughtfully fenced, and two suspended deer blinds further enhance its features.
Recreation

Situated in the heart of the central flyway, the lake serves as a waterfowl haven, attracting substantial numbers of ducks, Canada geese, and snow geese during migration months consistently. The Lazy O lake, along with neighboring gravel pits, ponds, and river holes, offers numerous roosting and loafing locations for waterfowl, ensuring active movement for hunting enthusiasts. The availability of electricity near the pond simplifies the task of keeping water open with ice-eaters/aerators during the coldest winter nights.
The fishing experience on the property is exceptional, providing anglers with prime opportunities to catch large crappie and largemouth bass from the comfort of a boat. The lake has been stocked and managed to maintain a healthy fishing ecosystem. Over decades, the current owners have water-skied on the lake, hosting large barbecues and lake weekends on the property during the summer months.
The pasture and adjacent Arkansas River drainage offer an excellent habitat for deer, turkey, and bobwhite quail. Past careful deer management ensures that new owners stand a chance at encountering excellent bucks throughout Kansas deer seasons.
