The property comprises 183 +/- acres of pasture ground and a 20 +/- acre gravel lake. Running through the property for approximately of a mile, the Arkansas River provides access to accretion ground. Pasture soils, enriched by flood deposits due to proximity to the river bottom, are classified as Waldeck fine sandy loam class 2. The pasture boasts an excellent mix of grasses with a solid sod base and flat terrain. The vegetation predominantly consists of hedge and other deciduous trees, interspersed with plum thickets and scattered cedars.
